Analisis Faktor-Faktor Penyebab Keterlambatan Proyek

Abstract

One of the purpose of project construction is to complete the finishing project’s target on time, according with the implementation schedule. When the time schedule is uncorrected, then it can delay the finishing of the project. The development project of “Rumah Sakit Universitas Islam Indonesia”, which is located in Srandakan street kilometers 5,5, Pandak, Wijirejo, Pandak, Bantul, Yogyakarta, until 32th weeks, Januari 8th 2017, has been delayed from the beginning schedule. This thesis was made to determine the factors that cause delays and the alternative of remedial action taken to resolve the problems during the project. The subject of the research is the identification of the factors that cause delays in a project and to find the solutions. The research object is building project of “Rumah Sakit Universitas Islam Indonesia”. This thesis used time schedule as a secondary data and also weekly reports until 32th weeks. Then, the writer doing the varians analysis and seeing the comparation between project implementation’s progress and the planning of the implementation. Primary data were obtained by interviewing the respondents, such as project manager, site manager and site engineer. From the interviews will be obtained the factors that cause delays in a project and remedial action to solve problems during project. Analysis will show the value of schedule varians (SV) on 32th weeks building project of Rumah Sakit Universitas Islam Indonesia, there are -6.347%, it is mean that the project has been delayed from the implementation schedule. From interviews there are many factors that cause delays, such as crane arrival delay, labor deficiency, soil condition, high groundwater surface, weather, dewatering machine deficiency, change of design, work delay by owner, and material arrival delay. The solution of delays is planning or choosing the heavy equipment before starting the project, maximizing the productivity of crane, add more labors, sub contractor structure supply, labors leader supply, acurating the soil investigation result, right planning for working method, combinate the dewatering with cofferdam, scheduling project based on weather, sub contractor dewatering supply, well-done planning, reschedule, add the supplier companion, material arrival planning, and land transition of labors.
