dc.description.abstractRuko is one of the investment opportunities in the property sector potential and can be used for short term and long term. In the development of an investment project required special calculations to determine the feasibility of the project. In addition, the building also need to be designed with quality and assured quality so that investment can be high value economic and security structures. This final project aims to determine the feasibility of the construction of ruko 3 floors totaling 6 units located in the City Nganjuk, East Java, with three financing scenarios, ie at their own expense, the cost of borrowing from the Bank by 50%, and the cost of borrowing from the Bank by 70% , Calculation of investment feasibility analysis done by using financial analysis Net Present Value (NPV), Break Even Point (BEP), Payback Period (PP), dan Internal Rate of Return (IRR). The results showed the three scenarios designed, the second scenario has the best feasibility of the value of the benefits and return on capital by the calculation of Net Present Value (NPV) is Rp 840,314,968.18. The Break Even Point (BEP) The second scenario is Rp 7,951,145,083.89 and occurred in ke- 1.36. Payback Period (PP) occurred in 1.07 from the age of 3 years of analysis. Payback Period is happening faster than the BEP because the PP is not taken into account the time value of money (time value for money). While the magnitude of the Internal Rate of Return (IRR) is 36.14%., Is greater than the required interest rate is 12.5%. From the calculation of financial analysis that has been done can be said of this shop investment is feasible.en_US
