    Abstract
Long-term investment certainly requires a large and strategic land location. On the north coast of Java Island has a large area and is suitable to be used as long-term investment land. The area is Batang Regency, especially in the Batang Industrial Park (BIP) industrial area. The existence of high housing needs in the BIP area is a business opportunity by developers to carry out appropriate housing development around the BIP area. Developers need to determine several location points to be used as housing development options in BIP and what kind of housing they want. To get these answers, of course, developers must know what kind of creteria are in demand by potential consumers. then later a ranking will be carried out to see the ranking of creteria that are most in demand. The study was conducted by collecting data on the results of questionnaires that had been filled out by respondents. Then data processing was carried out using the Analytical Hierachy Process (AHP) method to make decisions on the most suitable housing location based on the ranking of respondents criteria for middle to upper middle consumers. With nonsubsidized mortgage housing types. The results of the general criteria ranking that are the main criteria for respondents for non-subsidized mortgage housing in BIP are the selling price criteria (K1). Prospective consumers of nonsubsidized mortgage housing prioritize selling prices because of the mindset of prospective buyers who are almost entirely people with middle to upper economic status. Where their way of thinking views this housing is as an investment asset
