    Abstract
    Commercial housing projects significantly impact national and local economies, addressing the growing need for urban housing. However, not all are financially feasible, often facing risks and losses. Identifying comprehensive financial feasibility criteria—covering aspects like land use, sales plans, infrastructure, and market demands—is vital. This study aims to identify criteria, weights, and priority scales for financial feasibility decisions on commercial housing projects. This study was conducted on respondents in the Banyumas Regency area, Central Java. The study was conducted by distributing questionnaires via Google Form to respondents who were stakeholders on commercial housing work. The questionnaire data was analyzed using the consensus method. The research findings have revealed that the three largest criteria are: the number of housing lots, sales realization plans, and the quality of access roads to the housing area. For ranking on housing public facilities data, the criteria are sorted from the most important, namely the comfort of the width of the housing road, the availability of green open space, the availability of play areas, and the availability of places of worship. Meanwhile, the most influential land area is 10,001 m2 - 20,000 m2 (30.8%), the most influential planned number of plots is 51 - 100 units (33.3%), the most influential sales realization plan is all sold within 6 to 12 months (46.2%), ease of connecting to the PLN network with the answer very important (92.3%), ease of connecting to the PDAM network with the answer very important (79.5%), availability of security officers is the main choice (97.4%), the distance between housing and natural material sources is 0 - 5 km and 5.1 - 10 km (38.5%), the distance between housing and factory material sources is 5.1 - 10 km (30.8%), the quality of the access road to the housing area is a paved road (92.3%), the most influential selling price of the house is between 301 million - 400 million (46.2%)..
