| dc.description.abstract | Distribution and warehousing is one of the potential investment opportunities and it can be used for short and long term project. In the development of an investment project, analysis and calculations are needed to determine the feasibility of the project. This study aims to determine the feasibility of distribution and warehousing project in the construction of modern warehouse by PT Pos Logistic Indonesia. This feasibility study consists of market aspects, technical aspects, financial aspects and sensitivity analysis. The method used to analyze market aspects and technical aspects is forecasting and survey methods. In the financial aspects, investment assessment criteria are implemented using Net Present Value (NPV), Payback Period (PP), Internal Rate of Return (IRR) and Benefit Cost Ratio (BCR) methods. From the results calculation, Net Present Value has positive value of IDR 366.778.080.718, then Payback Period will return within 1 year 5 months, the Internal Rate of Return is 134,31% and Benefit Cost Ratio is 4,2. Then with Net Present Value that has positive value, the Payback Period is smaller than the maximum limit of its economic life, then Internal Rate of Return is greater than the discount factor level used and Benefit Cost Ratio is greater than 1, so the project of modern warehouse development by PT Pos Logistic Indonesia is feasible to run. In the sensitivity analysis with a decrease in the level of optimistic and moderate conditions of 4% and 40%, it still indicates that the project of investment is feasible. | en_US |
