    Abstract
    Vertical residential building like Rusunawa is built for low income society. As public building, Rusunawa need to meet the building reability functional for tenants satisfaction. Regarding to Undang – Undang Nomor 28 tahun 2002 about Bangunan Gedung and Peraturan Pemerintah (PP) Nomor 36 tahun 2005, is that there is some technical and administration requirements for functional buildings. Therefore, a building can be reable when it already meet the requirements and get the Sertifikat Laik Fungsi (SLF). Tenants satisfaction is also part of the indicator related to building eligibility functional condition. The aim of this research is to know about buildings eligibility functional reviewed from all of Rusunawa buildings component, and also to get to know about the level of satisfaction of the inhabitats to Rusunawa’s building eligibility functional. Descriptive analysis method is used on this research. Daftar simak SLF in accordance to SLF Permen PU 25 Tahun 2007 is used as data collection technique to measure buildings eligibility. Interview by using questionnaire form is to collect data about level of satisfaction of the inhabitats. Based on the results of the study showed that the dominant component in influencing the feasibility of vertical residential buildings is the Mechanical component. The indicators of each building component that predominantly affect the feasibility of buildings in the Architectural component are the inner and outer walls, in the Mechanical component is the urinal, in the Electrical component is the sound system, in the Outer Spatial is external lighting, while in the Structural component does not affect the feasibility of the building because it is stable very well in the feasibility of vertical residential buildings. While the level of feasibility of vertical residential buildings is closely related to the level of satisfaction of occupants of the building.
