Based on data from the Surakarta City Regional Disaster&#13;
Management Agency in 2022, it was stated that there was flooding&#13;
in the area in Kadipiro Village and Banyuanyar Village. Therefore,&#13;
flood modeling was carried out in Banjarsari District to determine&#13;
the effect of rain on flow discharge in drainage channels and flood&#13;
modeling using EPA SWMM simulation. The rainfall design in this&#13;
study was obtained by analyzing the distribution of Log Pearson III&#13;
where the reage used was 5 years in accordance with the watershed&#13;
area criteria. In addition, a distribution suitability test was carried&#13;
out using Chi Square and Smirnov Kolmogorov, while to calculate&#13;
the intensity of rain was carried out using the Mononobe and ABM&#13;
methods. In conducting the analysis, it is assisted by the EPA&#13;
SWMM application where this application can calculate both from&#13;
the hydrological and hydraulic aspects. The results of this study are&#13;
known that there are several drainages that are no longer able to&#13;
accommodate water flow. The maximum discharge in the drainage&#13;
channel is located at C7 Upstream (Hulu) of 10,021 m3/s. In&#13;
addition, from the simulation, it is also known that the area is indeed&#13;
flooded, this has also been confirmed by providing maximum flow&#13;
or critical conditions in the outfall to ensure the flood event.

Commercial housing projects significantly impact national and local&#13;
economies, addressing the growing need for urban housing. However, not&#13;
all are financially feasible, often facing risks and losses. Identifying&#13;
comprehensive financial feasibility criteria—covering aspects like land&#13;
use, sales plans, infrastructure, and market demands—is vital. This study&#13;
aims to identify criteria, weights, and priority scales for financial&#13;
feasibility decisions on commercial housing projects. This study was&#13;
conducted on respondents in the Banyumas Regency area, Central Java.&#13;
The study was conducted by distributing questionnaires via Google Form&#13;
to respondents who were stakeholders on commercial housing work. The&#13;
questionnaire data was analyzed using the consensus method. The&#13;
research findings have revealed that the three largest criteria are: the&#13;
number of housing lots, sales realization plans, and the quality of access&#13;
roads to the housing area. For ranking on housing public facilities data,&#13;
the criteria are sorted from the most important, namely the comfort of the&#13;
width of the housing road, the availability of green open space, the&#13;
availability of play areas, and the availability of places of worship.&#13;
Meanwhile, the most influential land area is 10,001 m2 - 20,000 m2&#13;
(30.8%), the most influential planned number of plots is 51 - 100 units&#13;
(33.3%), the most influential sales realization plan is all sold within 6 to&#13;
12 months (46.2%), ease of connecting to the PLN network with the&#13;
answer very important (92.3%), ease of connecting to the PDAM network&#13;
with the answer very important (79.5%), availability of security officers&#13;
is the main choice (97.4%), the distance between housing and natural&#13;
material sources is 0 - 5 km and 5.1 - 10 km (38.5%), the distance between&#13;
housing and factory material sources is 5.1 - 10 km (30.8%), the quality&#13;
of the access road to the housing area is a paved road (92.3%), the most&#13;
influential selling price of the house is between 301 million - 400 million&#13;
(46.2%)..

In project implementation in the field, there are often cases of projects&#13;
that experience delays in completion according to the planned Time&#13;
Schedule and increased costs that exceed the planned budget limits.&#13;
Therefore, control is needed to overcome time and cost deviations that&#13;
occur, so that the project can be completed as planned. The success of a&#13;
project is closely related to a series of activities that include planning,&#13;
implementation, and supervision, so that the set goals can be achieved. In&#13;
an effort to make a construction project successful, good management&#13;
techniques or methods are needed to improve efficiency, productivity, and&#13;
quality of work. This research aims to analyze the concept of value for&#13;
money in relation to cost and time performance, estimate the costs&#13;
required to complete the project, and evaluate the steps taken in response&#13;
to deviations that occur.&#13;
This research uses a quantitative descriptive method with the observation&#13;
&#13;
period of the work taking place from Week 1 to Week 7 in September-&#13;
October 2024. The data analyzed included cost budget plans (RAB), S-&#13;
curves, weekly reports, and interviews. Data processing was carried out&#13;
&#13;
using the earned value method implemented through Microsoft Excel&#13;
software.&#13;
Based on the results of the analysis conducted with the Earned Value&#13;
Method (EVM), this analysis is carried out from Week 1 to Week 7, the&#13;
results of the analysis show that the completion cost of the construction&#13;
project of office support facilities in Lengkong Wetan is Rp.&#13;
4,422,927,423. This calculation shows that the estimated final cost of the&#13;
project is lower than the planned budget, which is Rp. 4,780,341,000, so&#13;
the project has a profit of Rp. 357,413,577 or 7.477%. Based on the EVM&#13;
analysis, the project completion time is estimated to be 1 week faster than&#13;
the planned duration of 17 weeks, so the project is projected to be&#13;
completed faster than planned.

The reliability of university buildings plays a crucial role in facilitating&#13;
comfortable, safe, and efficient academic activities. Reliable buildings&#13;
must comply with standards for safety, health, comfort, and accessibility.&#13;
Although the government has mandated inspections and certifications,&#13;
such as the Certificate of Building Feasibility (Sertifikat Laik Fungsi,&#13;
SLF), through various regulations, their implementation in practice still&#13;
faces numerous challenges, including inconsistent inspections and a lack&#13;
of awareness regarding building maintenance.&#13;
This study aims to develop a framework for assessing the reliability of&#13;
university buildings by formulating systematic criteria that can serve as&#13;
guidelines for building management and maintenance. The research&#13;
adopts a descriptive qualitative approach through literature studies.&#13;
Primary data sources include government regulations related to building&#13;
construction, such as laws, Indonesian National Standards (SNI), and&#13;
regulations from the Ministry of Public Works and Housing (PUPR). The&#13;
analysis was conducted by aligning the operational needs of university&#13;
buildings with applicable technical standards.&#13;
The findings reveal that building reliability is influenced not only by the&#13;
physical condition of the structure but also by effective facility&#13;
management and compliance with safety standards. These findings&#13;
resulted in a comprehensive evaluation framework encompassing aspects&#13;
of safety, health, comfort, and accessibility. Implementing this framework&#13;
can extend the lifespan of buildings, enhance user comfort, and support&#13;
the sustainability agenda of educational institutions. The&#13;
recommendations from this study are expected to improve the&#13;
management of higher education properties and serve as a model&#13;
applicable to various types of buildings.
